Initial Consultation |
This meeting is to define the scope of the project,
discuss client needs, discuss the site of construction, and consider
the construction budget.
(Estimated time 1 hr.) |

|
Owner Design Packet |
This packet is designed to help the client layout
their desired floor plan according to a scaled grid. Every square
on the grid equals 1’-0”. |

|
Site Plan |
If you have already purchased a lot in with a municipality
it is important to verify the specifics of your lot and to verify
the exact build able area that exists on your land prior to creating
drawings. This will require civil engineering drawings and
building covenants for the sub division in which the lot resides.
By taking in consideration the land on which your home will dwell,
we will be open to environmental design influence created by the
surrounding nature. |

Design Meeting |
After the client has had the opportunity to lay out
the spatial elements of their design, we will have the
opportunity meet again to go over what the client
has communicated
via the design packet. In this meeting we can discuss basic
client concerns without getting bogged down by design details
such as: material
finishes, window types, specific exterior finishes etc. (Estimated
time 1hr.) |

Preliminary Schematic
Design |
| Preparation of drawings that will develop into
the working drawings of the structure. |

|
Preliminary Design
Review |
This is a consultation meeting to discuss the layout
of the design once we have created preliminary drawings.
(Estimated time 1hr.) |

Redesign |
Once the initial design is created it is normal to
have a period of redesign. This is a critical point in the design
process. Revisions can either make or break the design budget.
It is important to see the revision period for what it is… it
is much better to revise and make changes while still in the Schematic
stages of the design process rather than waiting until the construction
documents have been created and the structural calculations have
already been engineered. |

|
Construction Documents |
After the schematic design is finalized construction
documents need to be produced in order to have working drawings.
The working drawings include…
o Elevations
o Main Floor Plan
o Upper Floor Plan
o Basement Floor Plan
o Footing & Foundation Plan
o Basement Electrical Plan
o Main Floor Electrical Plan
o Upper Electrical Plan
o Main Floor Framing Plan
o Upper Floor Framing Plan
o Roof Framing Plan
o Stair Details
o Wall Sections
o Building Cross Sections
o Site Plan
o Structural Details
From these drawings you will be able to send out for construction
bids and apply for a building permit from the municipality
in which your home will reside.

Structural Design Analysis |
A State Licensed Professional Engineer will analyze
the structural design of your home. The design criteria considers
seismic loads, live and
dead loads as well as shear loads created by wind speed specific
to the location of the structure.
With these required calculations
the contractor
will be able to use the correct structural components to ensure
the safety of your home. |

3D Design |
As humans we are used to seeing our environment
in three dimensions. Objects in real life have height, width
and depth. Sometimes looking at a flat 2-dimensional plan can
be confusing. If you have trouble visualizing off of a flat
2-dimensional floor plan don’t worry. We offer a variety
of visualization services that really help people see what their
home will look like when it is built. The following is a list
of 3-dimensional services that are available at our office. To
view a slide show of an example 3D rendering, click here >>
- 3d Parametric Modeling
This is a modeling process that is better explained as Virtual Construction.
Your entire home can be modeled in the computer exactly how it will
be built in real life. This way you can see spatial proportions as
if you were really walking through your home.
- Animated Sun Studies
Are you curious as to how your home will look on specific days of the
year due to different sun angles through the calendar year? We can
create an animated sun study similar to time lapsed photography that
shows how the sunlight will affect your home on any calendar day
of the year. This is done with calibrated latitude and longitude
coordinates of your home in relation to sun angles and planet earth.
- Animated Walkthrough
Have you ever wanted to walk through your home before actually building
your structure? Well now you can. We can create animated walkthroughs
of your home to help you visualize what it will look like from the
inside out.
- Perspective Renderings
Perspective renderings can be created to display what your home
will look like from the outside. These are not flat 2- dimensional
elevations. These are 3dimensional perspective drawings
that display shadow casting and landscaping in a variety of ways.
